
New Delhi : NKlusive, a premier real estate consultancy specializing in premium, luxury, and uber-luxury residences across India, has recently released Kolkata Premium Real Estate Market Report – H1 2025 that highlights a robust trend in the city’s premium home segment priced between ₹1.5 crore and ₹5 crore.With 34 active projects impacting the scene in H1 2025, up from 24 in H1 2024, the industry continues to benefit from a considerable influx of new launches and strong homebuyer demand.
As per the report, the marketable supply increased from 1,974 units in H1 2024 to 3,873 units in H1 2025, according to the research. With 54% of the total supply, South Kolkata became the leading micro-market, followed by East Kolkata with 25%. The Average Monthly Absorption Rate increased from 75 units to 208 units over the same time period due to this increased absorption. Larger-format homes are becoming more and more popular, according to the survey. While 4 BHK units saw a 160% increase in sales and a 47% increase in unsold inventory, 3 BHK units saw a 226% year-over-year increase in sales. The premium buyer’s preference for larger, lifestyle-focused homes is highlighted by this trend.

While the improvement in absorption and inventory cycles supports Kolkata’s position as an increasingly desirable location for premium living, the strong increase of supply and sales shows the confidence of both developers and homebuyers.”
With pricing evaluations based on base per-square-foot rates that do not include PLC, escalations, or statutory costs, NKlusive’s study is based on 34 RERA-approved luxury apartment developments throughout Kolkata. The analysis confirms the city’s solid foundations and its increasing conformity to national trends in the desire for upscale housing.
