  • Spark Developers Completes Its Public Utility Project Successfully

    Spark Builders & Infra Projects Pvt. Ltd.(Spark), which is headed by Mr. Dattajirao C. Desai ( EX-Jt. Municipal Commissioner and Ex Metropolitan Magistrate) has  changed the life of slums in Worli, giving them a new ray of hope IN Worli area.  He has Spark-Devsuccessfully developed Shri Sidhhi Sagar SRA Cooperative Housing Society Ltd. (Sidhhi Sagar Society) at Belani Nagar, Worli, after fighting all odds for nearly 14 years and thereby he has given hope to all the adjoining slums of owning a flat under SRA scheme, following similar guidelines. In fact, 134 slum dwellers were presented with key & given possession in this society on 5th May 2014. The slum dwellers were duly selected by lottery system following all the legal process of law.

    Sidhhi Sagar is a SRA project developed at Belani Nagar,near Worli Bus Depot (behind Worli Sea face),  which was facing various hurdles since 2004 like falling  under CRZ 2 zone, close to Navy Radar, Coastal Zone Office, Defense Office as well as  various court cases at high court & supreme Court levels, etc.

    The  situation of plot was  comparable to ill-famed Adarsh Building in Colaba. However, Spark with its intrinsic knowledge of all land development regulations & legal provisions, could achieve this near impossible landmark of building Sidhhi Sagar Society in spite of all odds  and create this solid SRA project & obtained all necessary permissions including fire brigade, water connection, Occupancy Certificate etc. Spark,  having formed above SRA Cooperative Housing Society handed over all necessary sanction documents to the society. The Society committee consists of those who will be rehabilitated.

    The allotment of flats were done under lottery draws on 26th April, when 134 residential tenants of SRA got allotments of their flats. The lottery draw was done as per Govt. Norms & SRA Rules in an auditorium at the hands of SRA Asst. Registrar. The actual possession  along with key distribution was  varied out  on 5th May, 2014.

    The project was passing thru thickly populated area around Worli Koliwada and Worli Bus Depot, which had a very narrow connecting road. The project had overall  65,000 sq. ft plot out of which 70% non build-able area was to be kept open and only 30% buildable area was left.   35,000 sq ft was utilized  in developing 120 ft DP Road & 60 ft DP Road. 10,000 sq ft had to be given for BEST bus stand & only 20,000 sq ft remained for construction of buildings.

    Out of 20,000 sq ft, 13,000 sq ft (1.33 FSI) was utilized for SRA building (Sidhhi Sagar Society), leaving only 7,000 sq. ft for Sale Building to Spark Developers.  Originally, SRA building was to be of 31 floors but it had to be reduced to 11 floors due to objection from Navy.

    This project has totally changed the scenario at Worli, which was one of the most difficult project taking more than 10 years to achieve, albeit  considered impossible. Now, this project has set a new landmark of success and became  inspirational in opening doors for more SRA Projects in the area.

    The story of struggle and overcoming all hurdles  has been very interesting. It was near impossible task to fight legal battles for years, get all required permissions, develop roads etc and build a SRA building with solid construction and amenities like loft, large passage, 3 fans in 3 rooms, Johnson tiles, Aqua guard etc. (270 sq ft flat).

    Though project faced similar hurdles like Adarsh Society- Colaba, it withstood all kind of pressures and fought to obtain all  permission giving 100% legal structure for the slum occupants. It speaks volumes for great acumen & insight in SRA as well as land development rules for Spark Developers.

    The Spark Builders & Infra Projects Pvt. Ltd. is headed by Shri Dattajirao C. Desai. Day today work is looked after by  Mr. Ajay D. Desai and Mr. Hitendra Parekh as Partners. Spark Group has completed 7 residential projects in Mumbai , 5 projects under construction and 15 to 20 projects are in pipeline. Spark Group has earned the reputation of developing near impossible SRA & re-development projects.
